In addition to the most objective and thorough home inspections we also offer:
Radon Inspections
Radon is an odorless, tasteless invisible gas that is a known carcinogen. The EPA states that 20,000 lung cancer deaths a year are related to Radon exposure. The threat increases substantially for smokers. The EPA considers Richmond, Henrico, New Kent, Charles, and Prince George as low potential zones but they recommend radon testing regardless of zones. Goochland, Powhatan, Chesterfield, Hopewell, and Petersburg are in Zone 3, which is the high potential zone. Average test results in this zone are above 4 pCi/L which should be mitigated for health reasons. For More information on radon click here
Home Energy Inspections
Many buyers overlook the potential energy costs of their new home. Energy sources in Richmond, Chesterfield, and Petersburg vary greatly and may include natural gas, propane, oil, or electricity. A home energy inspection from A House on a Rock Home Inspections is a cost-effective technique to give you an idea of your home’s energy consumption and methods to help you save as much as 30% on your energy bills.
Warranty Inspections
Typically, home buyers in Richmond will purchase a one-year home warranty, and sometimes the seller will provide one at closing. Warranties are great but we all know that as soon the warranty is over, everything will start to break. Getting a home warranty inspection from A House on a Rock Home Inspections will aid in finding failed components that may be covered by your warranty (before it expires).
Maintenance Inspections
Many homeowners get an inspection when buying their home but fail to have annual inspections done. Having an annual inspection on your home is as crucial as having a yearly doctor check-up. We can identify systems that are deficient or needing regular maintenance. Being proactive is better than being reactive.
Deck Inspections
Permit requirements for decks vary from Richmond, Chesterfield, Petersburg, and all of central Virginia. In some jurisdictions, no permits are required at all. Homeowners and contractors alike often do not have the knowledge and skill required to construct a proper deck. The CPSC states that over 200,000 injuries have resulted from deck failures over the last 10 years. If you are having a new deck built or are unsure about the quality of your deck, make sure you get it inspected by A House on a Rock Home Inspections.
Lawn Irrigation Inspections
Many inspectors in Richmond and the surrounding areas will not inspect your lawn irrigation/sprinkler system. We have the knowledge to perform basic visual and functional inspections of these systems. We will identify the zones, lack of coverage, over-spraying, defective heads, and many other defects.
